Zone 32 represents a $4.7 million reinvestment in Kalamazoo’s historic Northside neighborhood. Situated on a 1.4-acre former Brownfield site at 313 E. Frank Street and 815 N. Pitcher Street, the development combines affordable housing, early childhood education, and commercial space to create a vibrant, inclusive community hub.
Anchored by the YMCA Early Learning Center and 12 mixed-income housing units, Zone 32 is designed as a model of what Bogan Developments calls a “complete neighborhood”—a place where residents can live, work, and access essential services within walking distance. The project restores vitality to a once-vacant corridor, expanding opportunities for families and reinforcing Kalamazoo’s commitment to equitable neighborhood growth.
Early Learning Center

In partnership with the YMCA of Greater Kalamazoo, the Early Learning Center provides essential early childhood education services to 30 children daily. Located within Zone 32, it specifically targets the 49007 zip code, recruiting both children and educators from the local community.

The rent structure ensures affordability, with four two-bedroom apartments and eight studio apartments available for qualified tenants. Zone 32 boasts 12 mixed-income housing units all designed for residents earning 60-120% of the Area Median Income (AMI).
Commercial Space
Also situated within Zone 32, the Bogan Developments office reflects Jamauri Bogan’s dedication to his role as the first African American developer in the region and his deep commitment to the community's transformation.
