Zone 32
Zone 32 reclaims part of a 1.4-acre former Brownfield site in Kalamazoo’s Northside neighborhood.
Zone 32 boasts 12 mixed-income housing units, an early learning center, and commercial space. It is the first step towards a future complete neighborhood where all residents, not just our tenants, can meet most of their daily needs on foot or by bike, fostering a complete, thriving community.

Lighthouse Ridge
Lighthouse Ridge is a 52 unit development in South Haven Township, Michigan.
This collaborative project with Wallick Communities is located on 13 acres next to I-196. Lighthouse Ridge will feature a club house and playground at the center of 52 affordable housing units.
Construction is scheduled to begin in 2025.

Zone 32: Phase 2
Building on the foundation of Zone 32, Phase 2 will add 36 units of affordable housing to the existing mixed-used development. Enhanced amenities, including a fitness room and community room will be added.
In partnership with Kalamazoo Forward Ventures, Phase 2 is part of a three year strategic plan for the reclaimed brownfield site.
Construction is slated to begin in January 2026.

Zone 32 is a $4.7 million redevelopment project located on a 1.4-acre former Brownfield site in Kalamazoo’s Northside neighborhood. This project is a commitment to elevating the local community by offering affordable housing, early childhood education, and fostering economic growth.
Early Learning Center

In partnership with the YMCA of Greater Kalamazoo, the Early Learning Center provides essential early childhood education services to 30 children daily. Located within Zone 32, it specifically targets the 49007 zip code, recruiting both children and educators from the local community.
Workforce Housing

The rent structure ensures affordability, with four two-bedroom apartments and eight studio apartments available for qualified tenants. Zone 32 boasts 12 mixed-income housing units all designed for residents earning 60-120% of the Area Median Income (AMI).
Commercial Space
Also situated within Zone 32, the Bogan Developments office reflects Jamauri Bogan’s dedication to his role as the first African American developer in the region and his deep commitment to the community's transformation.
Lighthouse Ridge
Lighthouse Ridge is an exciting collaboration between Bogan Developments and Wallick Communities, a leading affordable housing developer.
The apartment complex will bring much-needed, high-quality affordable housing options for working families in Van Buren County, located just off I-196 in South Haven Township.
With 52 affordable housing units spread across four buildings on a beautiful 13-acre site, Lighthouse Ridge will open doors to new opportunities for families, providing a place to call home and a foundation for a brighter future.
In addition to the thoughtfully designed apartment units, the development will feature a Club House and a playground, creating a vibrant, supportive community for residents to thrive. This project is part of Wallick Communities' commitment to expanding affordable housing in Michigan, with other projects in Muskegon and Holland. Phase 2 of Zone 32: Expanding Opportunities for the Northside Community
Phase 2 of Zone 32 will transform 0.6 acres of undeveloped land on the east side of Pitcher Street, adding 36 new apartment units to this thriving community.
This phase will include 26 one-bedroom and 10 two-bedroom affordable units in a two-story building located at the intersection of Pitcher and Myrtle Streets, right in Kalamazoo’s revitalizing Northside Neighborhood.
Beyond the apartments, Phase 2 will offer enhanced amenities, including a fitness room and community room, which will complement the existing early childhood programming and commercial space on-site.
In partnership with Kalamazoo Forward Ventures, this project is helping to fulfill our mission to uplift and empower local children, families, and individuals, all while breathing new life into neglected brownfield land.
Construction is slated to begin in January 2026.
